1. The Parties

This agreement is between Limni Apartments ("The Host") and the Guest whose details are provided via the booking platform or check-in form.

2. Legal Registration (Greek Law Requirement)

In compliance with Greek Law 4446/2016 and subsequent updates:

• Mandatory Data: The Guest must provide their Full Name and Passport/ID Number. For Greek citizens, a VAT (AFM) Number is required.

• AADE Reporting: The Host is legally obligated to declare this stay to the Independent Authority for Public Revenue (AADE).

• Climate Crisis Resilience Fee: A mandatory fee of €[Insert Amount] per night (High Season: April–Oct; Low Season: Nov–March) will be charged. This is a state-imposed fee and is not part of the rental price.

3. Nature of the Agreement

This is a short-term urban lease (astiki misthosi) for tourism purposes. It is NOT a hotel stay. Under Greek law, the Host provides only the property and bed linen/towels. No additional services (breakfast, daily cleaning, etc.) are provided during the stay unless explicitly agreed upon under a separate service contract.

4. Occupancy and Conduct

• Maximum Guests: The property shall be occupied by no more than 5 persons.

• Quiet Hours: Guests must respect Greek National Quiet Hours: 15:00 – 17:30 and 23:00 – 07:00.

• Prohibited Activities: Subletting, hosting unauthorized parties, or engaging in illegal activities on the premises is strictly forbidden.

5. Safety and Compliance (2025/2026 Standards)

The Host warrants that the property meets the 2025 Greek safety requirements, including:

• Certified Fire Extinguishers and Smoke Detectors.

• Licensed Electrical Certification (Relay/Circuit Breakers).

• Public Liability Insurance covering guest accidents within the property.

• Professional Pest Control certification.

6. Payments and Security

• Payments: Processed via Expedia/VRBO. 

• Damage Deposit: The Host reserves the right to claim for damages via the booking platform (Airbnb/Booking.com/Expedia/VRBO) or Stripe if property damage exceeds normal wear and tear.

7. Data Privacy (GDPR/DAC7)

Your data is processed in accordance with our Privacy Policy. We are required by the EU DAC7 Directive to share rental income and guest stay details with tax authorities to prevent tax evasion.

8. Governing Law

This agreement is governed by the laws of the Hellenic Republic. Any disputes shall be settled in the courts of Syros, Greece.
